Types of commercial space we have to let
- Offices, from single-room professional offices to whole-floor lettings, across central Bristol and nearby business parks.
- Retail and shop units, high street and neighbourhood premises, with frontage onto busy thoroughfares.
- Workshops and studios, suitable for trades, makers, creatives and small light-industrial businesses.
- Mixed-use space, ground-floor commercial in mixed-use buildings, often with separate residential above.
How commercial lettings work
Commercial leases are different from residential, usually 3 to 10-year terms with rent reviews, service charges, business rates payable on top of rent, and obligations around repair and insurance that vary depending on the lease type (FRI, IRI, internal-only, etc).
We’ll help you understand exactly what you’re signing up for, recommend a solicitor experienced in commercial property, and work with you to negotiate the right terms with the landlord. We can also introduce you to commercial surveyors and accountants if you need them.

Frequently Asked Questions
Some of the most common questions we get. If you still have questions, feel free to contact us below.
Do you handle commercial lettings as well as residential?
Yes. Commercial isn’t our biggest area, but we’ve been letting commercial property across Bristol since 2011. We work with both occupiers (finding space for businesses) and landlords (managing commercial lettings).
What's a typical commercial lease term in Bristol?
Most commercial leases run 3, 5, or 10 years, often with rent reviews at fixed points. Shorter terms can sometimes be negotiated, particularly on smaller offices or studios.
Are business rates included in the rent?
No, business rates are payable on top of rent, directly to the local council. Some small businesses qualify for Small Business Rate Relief; your accountant can advise.
What's the difference between FRI and IRI leases?
FRI (Full Repairing and Insuring) means the tenant takes on all repair and insurance obligations. IRI (Internal Repairing and Insuring) limits the tenant’s repair obligations to the inside of the property. We’ll walk you through which applies to a property you’re interested in.
