Selling and letting in BS6, from an office on Chandos Road

Redland is where we started and where our office still is, on Chandos Road. We have been selling and letting here since 2011, which means we have usually been inside the house three doors down from yours, and we know why the flat on one side of Zetland Road goes in a week while the one on the other side sits.

Living in Redland

The housing is mostly Victorian, with some Georgian survivals and pockets of mid twentieth century infill. Whole houses on the larger roads sell to families who want the space and the school catchment. The conversions are where most of the movement is, and they attract everyone from first time buyers to landlords adding to a portfolio.

Much of Redland sits inside the Cotham and Redland conservation area, which is worth knowing before you plan windows or an extension. There is also a residents’ parking scheme, which most buyers see as a benefit once they have tried parking here without one.

The housing

  • Period houses: Victorian villas and terraces, many with original detail, on roads like Cranbrook Road and around Redland Green.
  • Conversions: garden and upper floor flats in period houses, which make up a good share of the sales and most of the lettings.
  • Pockets people ask for: Chandos Road for the restaurants, Zetland Road for the shops, and anything backing onto Redland Green.

Schools, getting about and what is on the doorstep

Schools

  • Redland Green School: the local secondary, rated good by Ofsted at its December 2023 inspection with an outstanding sixth form. It is heavily oversubscribed, so catchment matters here more than in most of Bristol.

  • Primaries: Bishop Road and St Bonaventure’s serve parts of the area.

  • Independents: Redmaids’ High and Bristol Steiner School are both close by.

Transport

  • Redland station: on the Severn Beach line, with around two trains an hour to Temple Meads.

  • Buses: the 72a runs to Temple Meads and out to UWE Frenchay.

  • On foot and by bike: the city centre is an easy walk downhill, and the Downs are a few minutes west.

  • Parking: Redland has its own residents’ parking scheme.

Amenities

  • Chandos Road: a cluster of independent restaurants that draws people in from across Bristol.

  • Zetland Road: the everyday shops, plus the pubs people name when they talk about Redland.

  • Green space: Redland Green, with the Downs and Clifton a short walk away.

Selling or letting in Redland

Redland is a competitive market for agents and a reassuring one for sellers. Good houses find buyers quickly, which makes the pricing decision the one that matters: too high and you burn the first three weeks of interest, which is when the registered buyers who have been waiting are actually looking.

On the lettings side, Redland works on two cycles. Professional tenants move all year, while the student market runs earlier, with most of the following year’s lets agreed between November and March. Timing a Redland flat badly can cost you a month’s rent.

Common questions about Redland

Some of the most common questions we get. If you still have questions, feel free to contact us below.

Do you cover the whole of Redland?

Yes, and the streets around it that people describe as Redland even when the postcode disagrees. Our office is on Chandos Road, so this is home turf.

It is one of the most consistently let parts of Bristol, with professional and student demand side by side. The things to get right are the timing of the marketing and the compliance, particularly if the property is an HMO.

Use the instant valuation for a starting figure, then book a visit. In a conservation area with this much variation between streets, the in-person number is the one to rely on.
