Letting Your Property in Bristol

Independent letting agents in Bristol since 2011

Over 400+ landlords trust Bristol Property Centre with their property. From accidental landlords with one flat to portfolio investors with twenty or more, we look after Bristol homes for landlords who want their property managed properly, their rent paid on time, and the phone answered when they call.

Why over 400+ landlords stay with us

Plenty of letting agents in Bristol will take your property on. Fewer will actually look after it. We have spent fifteen years building a property management business that landlords stay with, and the reasons are practical:

  • Rent gets paid on time, via PayProp, with full transparency.
  • We answer the phone, both for you and for your tenants.
  • Compliance is properly looked after, gas safety, electrical, EPC, deposit protection, licensing.
  • When something needs sorting, we sort it. We don’t make you chase.
  • We use local contractors we know, not the cheapest option from a national directory.
  • You can log into your Street portal any time to see your property, your statements and your documents.

From accidental landlords to portfolio investors

We work with landlords across all sizes and experience levels. Whether you’ve just inherited a property and need someone to handle the letting for you, or you’ve got a growing portfolio and want a partner who can scale with you, we’ll tailor the service to fit. Portfolio landlords with multiple properties get special rates on fully managed and fully managed plus, get in touch to talk through your portfolio.

Right now is a strong time to let in Bristol

Rental properties across Bristol are in consistent demand. Two universities, a strong service economy, and limited new supply mean good properties tend to be let within days, sometimes hours of going live.

We receive hundreds of enquiries each month from tenants looking for properties across Bristol, professionals, families and sharers, plus a dedicated student pipeline for properties in BS2, BS6 and BS7. Most of our properties are let within two weeks of going on the market. Many never even reach the portals before we have viewings booked, because registered tenants get alerts first.

The lettings landscape in 2026

Letting a property in the UK has changed more in the last 18 months than it did in the previous decade. The Renters’ Rights Act, evolving EPC requirements, stricter HMO rules in some Bristol postcodes, the expanded additional-dwellings stamp duty surcharge, all of it has shifted the day-to-day reality of being a landlord.

Here is the short version of what you need to be on top of right now:

The Renters' Rights Act, what landlords need to know

Now in force. The biggest change to lettings legislation in decades. Section 21 no-fault evictions are abolished. Periodic tenancies replace fixed-term ASTs as the default. Rent increases are capped to once a year with a notice requirement. New rules around pet requests. A new Decent Homes Standard for the rented sector is being phased in. A new Private Rented Sector Database is being introduced for landlord registration.

EPC requirements

Currently a minimum E rating is required to let. Government proposals are bringing this up to C by 2030 for new tenancies and 2033 for all tenancies, meaning older Bristol housing stock (particularly Victorian and Georgian) will need retrofitting work.

HMO licensing in Bristol

Bristol City Council operates a citywide Additional Licensing scheme covering most HMOs with three or more unrelated tenants. The rules vary by area, with stricter standards in central postcodes. Licences last five years and must be applied for before a tenancy starts.

Other ongoing obligations

Annual gas safety. EICR (electrical) every five years. Smoke and carbon monoxide alarms. Right to Rent checks on every tenant. Deposit protection. Insurance. The current additional-dwellings stamp duty surcharge of 5% (up from 3% in October 2024) for any additional residential property purchases.

Common questions from landlords

Some of the most common questions we get. If you still have questions, feel free to contact us below.

How long will it take to let my property?

Most of our properties are let within two weeks of going on the market. Quality of the property, the rent we set, and the time of year all play a part. Student lettings have their own cycle, with most lettings agreed between November and March for the following academic year.

The Renters’ Rights Act is now law. It is the biggest change to lettings in decades, the end of Section 21 evictions, new rules around rent increases and pets, periodic tenancies replacing fixed-term ASTs. We have been planning for it for over a year and our processes are ready. Our blog has the latest detail on what it means for landlords.

Not if you’re on fully managed or fully managed plus. We arrange and renew all safety certificates, handle deposit protection, manage HMO licensing where it applies, and keep your property up to date with current legislation. Letting only landlords handle compliance themselves, though we can arrange certificates on request.

Yes. If you’re unhappy with your current agent or want to switch to us partway through a tenancy, we can take over the management of an existing tenancy with minimal disruption to your tenant.

Yes, student lettings are a meaningful part of what we do. We let across BS2, BS6 and BS7 in particular, close to both universities. Student lettings have their own cycle and their own quirks (group tenancies, guarantors, HMO licensing), we know all of it.

No. Rental valuations are completely free and with no obligation. Plenty of landlords get a valuation a year before they actually plan to let, just to know where they stand on rent and compliance.

Yes, all our fees are listed in full on our property management page. No hidden charges, no surprises. Portfolio landlords with multiple properties get special rates, ask us when you book your valuation.
