What happens at the visit
A valuation with us takes around 30 to 45 minutes. One of our team will come to the property at a time that suits you, have a proper look around, and chat through your plans. Here’s the rough shape of the visit:
- We arrive on time. Same-day valuations available where possible. We’ll usually have done some local research before we get to you.
- We look around your home. Every room, the garden, any outbuildings or parking. We’re not looking to find fault, we’re working out what will and won’t matter to a buyer.
- We talk through the local market. What’s selling on your street and in your postcode, how long similar homes are taking to sell, what we’d expect yours to achieve.
- We give you a clear number. An accurate, honest valuation, not an inflated figure to win your business. We’ll explain how we arrived at it.
- We answer your questions. Fees, timescales, how we’d market your home, what to expect from the process, ask us anything.
- No pressure to decide. We’ll leave you with everything you need and follow up a few days later. The decision is yours, in your own time.

How long does a valuation take?
Usually 30 to 45 minutes. Longer if you’ve got lots of questions, we never rush. We block out an hour in the diary just in case.
Is the valuation really free?
Yes. We don’t charge for valuations, and there’s no obligation afterwards. Plenty of people get a valuation a year or two before they actually plan to move, just so they know where they stand.
How quickly can you come out?

Do I need to do anything to prepare?
Nothing essential. A general tidy never hurts, but we’re trying to see your home as it is so we can give you an accurate number. Don’t lose sleep over the washing-up.
Will I get a high valuation to win my business?
Not from us. We’ll give you the realistic figure, with the evidence to back it up. Inflated valuations help no one: they win the instruction but lose the sale, and your home sits on the market longer than it should.
What happens after the visit?
We’ll leave you with a clear sense of the value, our marketing plan and our fees. You take your time. If you decide to go ahead, we’ll get everything moving. If not, no hard feelings.
Can I book a valuation if I’m not sure I want to sell yet?
Absolutely. Plenty of clients book a valuation 6 to 24 months before they’re ready to move. It’s useful for planning, refinancing, or just knowing what your home’s worth. There’s no expectation that you’ll list with us.
