Free Instant Rental Valuation in Bristol

Find out what your property could let for in 60 seconds

Wondering what rent your Bristol property would achieve? Put the address in below and we will send you a rental estimate, based on recent local lettings and current demand.

It is a good place to start if you are weighing up whether to let, working out the numbers on a purchase, or checking whether your current rent is still where it should be. For the figure you can actually market at, one of our lettings team needs to see the property.

Why landlords choose Bristol Property Centre

Plenty of letting agents in Bristol will take your property on. Fewer will still be looking after it properly in year three. We have spent fifteen years building a lettings business that landlords stay with, and the reasons are practical rather than glossy.

The rent arrives, and you can see it

Rent is collected and paid through PayProp, so every transaction is visible and your statements are always up to date. You can log into your Street portal whenever you like to see your property, your documents and your payments without having to ring anybody.

Compliance handled, not emailed to you

Gas safety, electrical checks, EPCs, deposit protection, right to rent, HMO licensing where it applies. On our managed services we arrange it, renew it and keep the certificates on file. Lettings law has changed more in the last two years than in the previous decade, and keeping up with it is our job rather than yours.

Things get sorted without you chasing

When a boiler goes, we use local contractors we actually know rather than the cheapest name in a national directory. Tenants get an answer, you get told what it cost, and nobody has to phone three times to find out what is happening.

We know what your property will let for

  • Real demand data: hundreds of registered tenants and a waiting list for the right properties in the right streets.
  • Let quickly: most of our properties are let within two weeks of going on the market, and many before they reach the portals.
  • Student expertise: a dedicated pipeline across BS2, BS6 and BS7, where the letting cycle runs from November to March.
  • Portfolio rates: landlords with several properties get preferential rates across fully managed and fully managed plus.
  • Switching is simple: we take over mid-tenancy regularly, with no disruption for your tenant.
  • Held to a published standard: ARLA Propertymark, The Property Ombudsman, the Trading Standards Approved Code, with deposits protected through MyDeposits.

What an online rental estimate cannot tell you

An online rental figure is built from recent lettings of properties that look like yours on paper. That gets you a sensible range, and it is a perfectly good starting point when you are running the numbers.

What it cannot judge is the detail that decides your actual rent. Condition and finish make a real difference to what a tenant will pay, and so does whether the property is furnished. It cannot tell whether your layout suits sharers or a family, which changes who you market to. It does not know that the property needs an EICR before it can be let, or that a first floor flat on a busy road will sit empty for three weeks while the equivalent flat one street back goes in two days.

Rent is also not the number that matters most. A slightly lower rent with the right tenant, in a property that stays let, beats a headline figure that leaves you with a void every twelve months. That is the conversation we have when we visit.

Get the accurate figure

Book a free visit and one of our lettings team will look round, tell you what the property would realistically let for, and be straight about anything worth doing first. No obligation, and no pressure to instruct us at the end of it.

We will also cover tenant demand for your type of property, how long we would expect it to take to let, the compliance you need in place before marketing, and which of our management options actually suits how hands-on you want to be.

Common questions about rental valuations

If you’ve got a question we haven’t covered, give us a ring or drop us a line, we’re happy to help.

How much rent can I charge?

It depends on the size, condition and location of the property, what else is available at the same time, and who you are letting to. The tool on this page gives you a range in seconds. A visit gets you the figure we would actually market at, with the comparable lettings behind it.

For a standard flat or house in a well let postcode it is usually in the right area. For HMOs, student houses, period conversions and anything unusual it can be well out, because the model has few genuine comparables to work from.

Both the online estimate and the visit are free, with no obligation. Plenty of landlords get a valuation a year before they plan to let, or simply to check an existing tenancy is at the right rent.

Yes, and it is worth doing. We can tell you whether your current rent is behind the market and what a review would look like under the current rules, including the notice you need to give and how often rent can be increased.

A valid EPC, a gas safety certificate where there is gas, an EICR, smoke and carbon monoxide alarms, deposit protection and right to rent checks. HMOs need a licence in most of Bristol. On our managed services we arrange all of it for you.

We do. Student lettings run on their own cycle, with most agreements signed between November and March for the following academic year, so the timing of your valuation matters as much as the figure.
