Why have us value your property
Plenty of letting agents in Bristol will take your property on. Fewer will still be looking after it properly in year three. We have spent fifteen years building a lettings business that landlords stay with, and the reasons are practical rather than glossy.
The rent arrives, and you can see it
Rent is collected and paid through PayProp, so every transaction is visible and your statements are always up to date. You can log into your Street portal whenever you like to see your property, your documents and your payments without having to ring anybody.
Compliance handled, not emailed to you
Gas safety, electrical checks, EPCs, deposit protection, right to rent, HMO licensing where it applies. On our managed services we arrange it, renew it and keep the certificates on file. Lettings law has changed more in the last two years than in the previous decade, and keeping up with it is our job rather than yours.
Things get sorted without you chasing
When a boiler goes, we use local contractors we actually know rather than the cheapest name in a national directory. Tenants get an answer, you get told what it cost, and nobody has to phone three times to find out what is happening.
We know what your property will let for
- Real demand data: hundreds of registered tenants and a waiting list for the right properties in the right streets.
- Let quickly: most of our properties are let within two weeks of going on the market, and many before they reach the portals.
- Student expertise: a dedicated pipeline across BS2, BS6 and BS7, where the letting cycle runs from November to March.
- Portfolio rates: landlords with several properties get preferential rates across fully managed and fully managed plus.
- Switching is simple: we take over mid-tenancy regularly, with no disruption for your tenant.
- Held to a published standard: ARLA Propertymark, The Property Ombudsman, the Trading Standards Approved Code, with deposits protected through MyDeposits.
Whatever kind of landlord you are
Letting for the first time
We will talk you through what is involved before you commit to anything, including the legal side that catches people out. Plenty of our landlords started with one flat and no idea where to begin.
Switching from another agent
We take over existing tenancies regularly, mid-tenancy, with minimal disruption for your tenant. Bring your current statements and we will tell you honestly whether you are being well served.
Growing a portfolio
Preferential rates across multiple properties, one point of contact for all of them, and a view on which Bristol areas are worth buying in next.
Accidental and inherited landlords
Sometimes letting is simply the sensible option for a while. We will tell you what the property would let for and what it would sell for, so you can make that decision with both numbers in front of you.
Student and HMO landlords
A dedicated student pipeline across BS2, BS6 and BS7, plus the HMO licensing and compliance that comes with it.
What happens at the visit
A rental valuation takes around 30 to 45 minutes. It is as much about the letting as the number:
- The rent: what your property will achieve now, with the comparable lettings we based it on.
- The tenant: who your property suits, whether that is professionals, a family, sharers or students, and how much demand there is for it right now.
- The timing: how long we would expect it to take to let, and whether it is worth waiting for a better point in the cycle.
- The compliance: what you need in place before marketing, and what we would arrange on your behalf.
- The small jobs worth doing: the ones that genuinely move the rent, and the ones that do not.
- The service: which of our three management options fits how involved you want to be, with the fees in writing.

Common questions about rental valuations
If you’ve got a question we haven’t covered, give us a ring or drop us a line, we’re happy to help.
How quickly can you come out?
Often the same week. The diary on this page shows real availability, so you can pick a slot rather than wait for a call back.
Do I have to instruct you afterwards?
No. The valuation is free and there is no obligation. If you decide to stay with your current agent, or not to let at all, that is a perfectly good outcome.
My property is let at the moment. Can you still visit?
Yes, with your tenant notified properly and at a time that suits them. We can review whether the rent is at market level and what a review would involve under the current rules.
What should I have ready?
Nothing essential. If you have the EPC, the gas safety certificate and the EICR to hand it saves a follow up, and if you are switching agents, your last few statements are useful.
Will you tell me to spend money on the property?
Only where it pays for itself. We will be clear about what the compliance rules require, what genuinely adds rent, and what is not worth doing for the return.
What does your management cost?
All three service levels and their fees are listed in full on our property management page, so you can work out the numbers before you speak to anybody.
