Student lettings are a serious part of what we do. We’ve been letting student houses across Bristol since 2011, and we know which streets work for which year groups, which properties give you the best value for your group, and how to make the rental process as painless as possible, both for students and for their parents.

Latest student houses to let
A live selection of student properties we’re currently marketing. Most have multiple bedrooms, three, four, five or six, perfect for a group of mates planning their next year.
The student areas we know best
Most Bristol students want to live within a 15-minute walk or short bus ride to campus. That maps to specific postcodes, and once you’ve decided which one, you’ve usually narrowed your search to a handful of streets.
- BS6 (Redland, Cotham), closest to the University of Bristol, popular with first-time movers-out. Mix of large Victorian houses and converted flats.
- BS7 (Bishopston, Horfield), good bus links to both universities, slightly cheaper than BS6. Lots of family-converted student houses.
- BS2 (St Pauls, Easton, Montpelier), close to the city centre and University of Bristol, with a strong student community.
- BS5 (Stapleton, St George), good for UWE students wanting a cheaper rent and a bus into Frenchay.
Renting a student house, the basics
Tenancies are usually 12 months, fixed term
Most student tenancies are 12-month fixed terms running from July to July or September to September. You sign for the whole period, even if a housemate drops out, the rest of you are still liable for the full rent.
You'll usually need a guarantor
Most landlords want a UK-based guarantor (usually a parent or guardian) who agrees to cover the rent if you can’t. The guarantor signs the tenancy alongside you. International students whose families aren’t UK-based can usually use a service like Housing Hand.
HMOs and licensing
Three or more unrelated students sharing a property usually means it’s classed as an HMO (House in Multiple Occupation). HMOs have to be licensed by Bristol City Council, with stricter rules around safety, room sizes and amenities. We only let properties that meet HMO requirements, your safety isn’t something we take chances with.
Bills-inclusive options
Some of our properties come with all bills included, internet, gas, electric, water, council tax (where applicable). One predictable monthly payment instead of chasing flatmates for their share. Filter by bills-inclusive in the search above if that matters to you.
Letting your property to students
Student lets can be a strong investment route, fixed-term groups, predictable annual cycles, and good demand close to both universities. They also come with more complexity than a standard let: HMO licensing, more wear and tear, summer turnover, and group-tenancy admin.
We manage student lets across BS2, BS6 and BS7 for landlords with single properties and larger portfolios. If you’re considering letting to students for the first time, we’ll walk you through what’s involved before you commit.
How it works for students
- Find a property. Search above or sign up for student alerts.
- Book a group viewing. Bring your whole future household so everyone can see it together, it’s much harder to reach agreement on a property half of you haven’t seen.
- Apply as a group. Each tenant fills in their own application, with referencing and a guarantor. We’ll guide you through it.
- Sign the tenancy. Once everyone’s referenced and the guarantors are in place, you’ll sign a joint tenancy. Deposits go into the Tenancy Deposit Scheme.
- Move in. We’ll meet you at the property, hand over keys, and walk you through the inventory. Anything not working? Tell us straight away.
Frequently Asked Questions
Some of the most common questions we get. If you still have questions, feel free to contact us below.
When should I start looking for next year's student house?
Earlier than you’d think, many Bristol student houses are reserved by November or December for the following September. If you want a choice over which property and which street, start looking from October.
Do you let to first-year students?
Most first-years go into halls, but we do occasionally let to first-year groups (particularly mature students or those who didn’t get a halls place). It’s not as common as second- and third-year lets.
Can I rent on my own as a student?
Yes, we have studios and one-beds that work for single students. Most students rent in groups because it’s cheaper per head, but it’s not the only option.
Are pets allowed in student houses?
Usually not, given the shared nature of the property and turnover between groups. Some landlords might consider it on a case-by-case basis.
What happens if a housemate drops out?
On a joint tenancy the remaining tenants are still liable for the full rent. You’d need to find a replacement and get them through referencing, we can help with that. It’s a lot easier to resolve early than to leave hanging.
Do you have HMO licences for all your properties?
Yes. We only let student properties that have the correct HMO licence in place. Renting from an unlicensed HMO is risky for tenants too, fewer protections if something goes wrong.
