A clever tool but no algorithm sees what we see

Online valuations are clever bits of kit. They look at recent local sales, the type and size of your home and a load of other data points, then suggest a value range. They’re a perfectly reasonable answer to “roughly what’s my house worth?”

What they can’t do is walk through your front door.

An algorithm doesn’t know if your kitchen was just refitted or hasn’t been touched since 1997. It can’t see the south-facing garden that adds ten or fifteen thousand to the price, or the parking problem that takes some off. It doesn’t know that the school down the road has just been rated outstanding, or that the development next door is putting buyers off.

For that, you need someone with eyes on the ground. That’s the bit we do well.

Want to know what your home is really worth?

Book a free, no-obligation visit and one of our team will spend half an hour with you in person. You’ll get an honest, accurate read on what your home is worth right now, not an algorithm’s best guess, but a number we can back up and stand behind.

And while we’re there, we’ll talk you through:

  • The local market for homes like yours, and what’s actually selling.
  • How we’d market your home to get the strongest price.
  • A clear picture of fees, timescales and what to expect.
  • Any questions you’ve got about the process – no obligation, no pressure.

Common questions about online valuations

If you’ve got a question we haven’t covered, give us a ring or drop us a line, we’re happy to help.

How accurate is an instant valuation?

It’s a guide. For a typical home in a well-tracked postcode with plenty of recent comparable sales, the range will usually be in the right ballpark. For unusual properties, period homes, anything that’s been extended, or homes in less-active markets, the number can be quite a way off. We always recommend a face-to-face visit before you make any decisions.

Our tool uses recent local sales data, comparable properties, your property type and size, and market trends to suggest a value range. It’s the same kind of data that powers the estimates on Rightmove and Zoopla, useful as a sense-check, not as the final word.

Yes. We’ll send your report straight to your inbox, then follow up with a market update or two so you can see how your area is moving over time. If you’d rather we didn’t, you can unsubscribe at any point and we’ll never pass your details on to anyone else.

Yes. We use your details to send you the report and the occasional market update, and that’s it. We don’t sell or share your data with third parties. You can read the full details in our privacy policy.

Yes, the tool will give you a rental estimate too. If you’re a landlord weighing up what to charge, or thinking about putting your home on the market to let, this is a useful starting point.

Then please don’t rely on the online number. Period properties, listed buildings, large or unusual plots, recently extended homes, and anything off the standard template tend to confuse the algorithm. Book a face-to-face and we’ll do it properly, free and with no obligation.

Absolutely. Plenty of our clients get a valuation a year or two before they move, just to know where they stand. We’re happy to give you an honest read whenever, there’s no pressure to do anything else.
