Selling and letting in St George and BS5

St George is east Bristol doing what east Bristol has been doing for a decade: quietly becoming somewhere people compete to live. Victorian terraces, a park with a lake in the middle of it, and Church Road filling up with the kind of independents that used to be confined to the other side of the city.

Living in St George

The housing is mostly Victorian terraces, with semis, the occasional detached house and pockets of newer infill. Gardens are generally better than in the inner areas, and you get more square footage for the money than almost anywhere else within three miles of the centre.

St George Park is the anchor, with its lake, tennis courts and wheels park, and Troopers Hill and Conham River Park give the area a green edge that surprises people who have not spent time here.

The housing

  • Victorian terraces: the bulk of the market, on the streets running off Church Road.

  • Semis and detached: less common but present, usually with bigger gardens.

  • Infill and conversions: newer flats and houses, particularly towards Lawrence Hill.

  • Cycling: the Bristol and Bath Railway Path starts at Lawrence Hill, just north west of the area, and runs 15 miles to Bath.

  • Distance: around three miles from the city centre.

Amenities

  • Church Road: the independent high street, with places like Poco, The Bristol Loaf and Small City Bookshop.

  • St George Park: lake, tennis courts, bowling greens, a wheels park and a cafe kiosk.

  • Green space: Troopers Hill and Conham River Park on the edge of the area.

Selling or letting in St George

St George is a first time buyer and young family market, and it moves on value. Buyers here are comparing what your house offers against something smaller and dearer closer in, so the things that win are condition, garden and a sensible asking price.

It also lets well, to professionals and young families rather than students, and the yields tend to look better than the equivalent property in the central areas. Our Longwell Green office covers the eastern side of the city, so we have people close by on both sides of St George.
