Selling and letting in Cotham and BS6

Cotham sits between Redland and the city centre, close enough to walk into town and quiet enough that people stay for decades. The housing is Georgian and Victorian, much of it in two to four storey terraces and villas, and a large share of it has been converted into flats.

Living in Cotham

The streets around Cotham Hill and Hampton Road are the ones buyers name, and the quality of the Victorian townscape is the reason the whole area is covered by the Cotham and Redland conservation area. Flats vary enormously in condition, from beautifully restored garden floors to conversions that have not been touched since the nineties, and the gap in value between them is wider than most sellers expect.

For landlords there is one thing that matters more than anything else here. Cotham falls inside Bristol’s selective licensing scheme, introduced in August 2024, on top of the citywide additional HMO licensing. If you let a property in Cotham, you almost certainly need a licence.

The housing

  • Period terraces and villas: Georgian and Victorian, two to four storeys, in Pennant and Bath stone.

  • Conversions: a large proportion of the flats, from garden floors to top floor one beds.

  • Pockets people ask for: Cotham Hill, Cotham Gardens, Hampton Road and Cotham Grove.

Schools, getting about and what is on the doorstep

Schools

  • Cotham School: the local secondary academy, rated good by Ofsted at its October 2023 inspection.

  • Primaries: Cotham Gardens Primary serves the area, with several more within walking distance.

  • University: the University of Bristol precinct is a short walk, which is why so much of the area lets to students.

Transport

  • Trains: Redland and Montpelier stations are both within reach, on the Severn Beach line.
  • On foot: the city centre and the university are both walkable, and Temple Meads is a straightforward cycle.
  • Roads: the M32 is close for anyone driving out of the city.
  • Parking: two residents’ parking schemes cover the area, Cotham and Cotham North.

Amenities

  • Cotham Hill: independent shops and some of the best known places to eat in this part of Bristol.

  • Green space: Cotham Gardens, Redland Grove and St Andrews Park are all close.

  • Nearby: Gloucester Road and Whiteladies Road are both a few minutes away.

Selling or letting in Cotham

Cotham sells on condition. Two flats on the same street with the same floorplan can be twenty per cent apart because one has been properly done and the other has not, and buyers here are experienced enough to price the difference themselves. Getting the presentation right before marketing pays for itself.

Letting in Cotham means deciding which market you are in. A property let to sharers on the student cycle is a different proposition from one let to professionals, with different timing, different compliance and different wear. We will tell you honestly which one your property suits.

Common questions about Cotham

Some of the most common questions we get. If you still have questions, feel free to contact us below.

Do I need a licence to let my Cotham property?

Almost certainly. Cotham is covered by Bristol’s selective licensing scheme, introduced in August 2024, and HMOs need a licence under the citywide scheme as well. We handle licensing for managed landlords.

No, though students are a big part of it. Plenty of the area is families in whole houses and professionals in conversions, and the balance varies street by street.

Condition drives it more than square footage. Get the instant estimate for a range, then have one of our team look at it properly.
