Selling a Property in Bristol

Estate Agents in Bristol for Sellers

At Bristol Property Centre, we have been selling property across Bristol since 2011. We are local, independent and run by people who actually pick up the phone.

Why Sell Your Home With Us

One person handles your sale from the first visit to the day you get the keys handed over. You’ll never be passed to someone new mid-way through, and you’ll never have to chase for an update. The person who values your home is the one who’ll negotiate offers and see you through to keys.

We work for sellers across all BS postcodes and regularly into Somerset and the wider South West. Most of our team live in the same neighbourhoods we’re selling in, which means we know which streets sit on the market and which move quickly.

Two Ways We Can Sell Your Home

Most homes sell best the traditional way. For others, tenanted properties, probate sales, or when speed matters more than maximum price, Modern Method of Auction can be a better fit. We’ll talk you through which makes sense for your situation.

Traditional sale (private treaty)

The route most sellers take. We list your home on Rightmove and the major portals, manage all the viewings, negotiate the offers and see you through to completion. Best for most homes when you want maximum exposure to the open market and the strongest possible price.

Modern Method of Auction

Useful for tenanted properties, probate sales, homes that need a quicker route to market, or anything where certainty matters more than top price. The buyer pays the auction fee, no cost to you and once the gavel falls there’s a fixed timeline to completion.

Not sure which is right for you?

We’ll happily talk it through. There’s no obligation and we’ll be straight with you about which route fits.

How Much is Your Home Worth?

Two ways to find out. Both free, both no obligation.

Get an instant online estimate

Pop your address in and we’ll send you a property report in seconds. Useful as a starting point if you’re just curious but it’s a guide, not a substitute for one of our team seeing your home in person.

Our Selling Process in Six Steps

A quick overview of how it works. There’s more detail on our What to Expect page, but the headline version looks like this:

1. Free valuation. We visit your home, give you an honest view of the market and explain how we’d market it.

2. Marketing. Professional photography, video tour, floorplan, brochure and full portal coverage, Rightmove, Zoopla, OnTheMarket, PrimeLocation.

3. Viewings. We manage every viewing ourselves, six days a week and feed back to you after each one.

4. Offers. Every offer comes to you. We’ll advise and negotiate to get you the best outcome, but the decision is always yours.

5. Sale agreed. We liaise with solicitors, mortgage advisors and the buyer’s side, chase progress and keep you in the loop.

6. Completion. You swap keys. We hand things over and check in to make sure everything’s sorted.

A Few Tips Before Your List Your Property

None of this is rocket science, but a few small things genuinely shift how buyers respond when they walk through the door. Here’s what we’d suggest:

Make a good first impression

The front of your property is the first thing a buyer sees and a lot of them will drive past before booking a viewing. A tidy front garden, a clean front door and a clear For Sale board can do a surprising amount of work for you.

A general spring clean and a bit of decluttering will make rooms feel more spacious and airier. You don’t need to stage your home like a show home. Just give buyers room to imagine themselves in it.

If you’re touching up paintwork before listing, neutral colours appeal to the widest pool of buyers. Save your personal taste for the accessories, it’s the wall colour buyers notice first.

Try to remove anything unnecessary so each room can show its full size. If a room is doubling up as storage, it’s worth moving the boxes out for the photos and the viewings.

Pets are lovely, but their smells aren’t always. Give the house a good airing before a viewing and if you can have a friend look after them for an hour or two, all the better.

It’s almost always better for us to handle viewings. You know your home better than anyone, but buyers can be uneasy asking certain questions in front of an owner. We’ll feed back honestly after each one.

Don’t be offended by a low first offer, it’s often where buyers start. We’ll advise you at every stage, but the price you accept is always your decision.

We Can Introduce You to a Good Solicitor

Selling a home means dealing with a conveyancer at some point. We work with Lyons Bowe in Bristol and can introduce you or recommend other good local firms if you’d prefer. Either way, give us a ring and we’ll point you in the right direction.

If you’re buying as well as selling and need mortgage advice, we can introduce you to our trusted mortgage partner too.
